Halfway through its 10-year growth strategy, CHAP Group confirms strong performance and readiness for the next 5 years.

CHAP (Holdings) Limited, the parent company of CHAP Group, has lodged its annual
accounts for the year ended 30 September 2025, reporting its highest-ever turnover and
continued progress against its long-term growth strategy.

The Group achieved record revenue of £65.8 million, up from £57.7 million in the prior
year, and delivered an improved underlying operating performance with operating profit
before fair value movements rising to £1.1 million (2024: £0.7 million). These results
reflect a business operating at scale, strengthening its market position, and investing for
sustainable expansion.

Growth was underpinned by the company’s recent expansion into Dundee and the
continued strengthening of its Civils division. Challenging market conditions in the
Aberdeen area limited progress in the company’s homeland of the northeast.

Key results for the year ended 30 September 2025

  • Turnover: £65.8m (2024: £57.7m)
  •  Gross profit: £9.3m (2024: £6.6m)
  •  Cash at bank: £3.9m (2024: £2.6m)
  •  Net assets: £11.6m (2024: £11.5m)
  •  Average employee numbers: 183 (2024: 162)

Halfway through CHAP’s 10-year strategy, and on target

The Group is now 5 years into its 10-year growth plan and remains firmly on track. The
past year has seen strategic investment in people and operational capability, with the
business employing industry-leading personnel who support CHAP’s expanding project
portfolio and geographic footprint.

Managing Director Hugh Craigie said:
“We are pleased to report another record year for turnover, alongside a stronger
underlying operating performance. These results reflect the expertise of our people, the
quality of our delivery, and the strength of our forward workload.
Our expansion into Dundee has been a notable success and we plan to replicate this plan
as we move into Edinburgh. Our Civils division also continues to perform well, and we
anticipate continued growth in this area.”

Business highlights
Growth in activity and a strong pipeline
The Group successfully delivered multiple major contracts during the year and continues
to build a robust pipeline across its operating regions, with strong performance and
continued momentum in the Northeast, Tayside and further expansion planned for
Edinburgh.

Strengthening civil engineering capability
In October 2024, CHAP acquired A&AC Holdings Limited and its subsidiary A & A Civils
Limited. Integration has progressed well, with operations of A & A Civils now incorporated
within CHAP Group to deliver eƯiciency gains while maintaining high service standards.

Investment in new, larger premises
To support its expanding workforce and operational requirements, CHAP relocated to
new, larger oƯices in late 2025. These premises provide the infrastructure needed for
continued growth and reflect the scale of the business today.

Celebrating 50 years of CHAP
February 2026 marks 50 years in business for CHAP. Since its founding in 1976, the Group
has grown into one of Scotland’s leading privately owned construction companies,
recognised for its long-standing commitment to quality, client service, and delivery
excellence.

Outlook
The directors report a positive outlook for the year ahead, supported by a strong order
book, healthy market conditions, and ongoing focus on health, safety, operational
performance, and strategic expansion. The Group enters its next phase of growth with a
clear plan, a strong team, and solid financial foundations.
