Neil Dymock studied at both Dundee university and Abertay, he began working in property in 2008, founded Dymock Properties Ltd in September 2022, which is an accredited letting & estate agent operating in Dundee and surrounding areas, and is passionate about providing a quality service as an independent agency.

Monday

Deep breath, and time for me to dust myself down after the weekend, check the diary and survey the field.

My first tasks are to review any emergency maintenance requests made over the weekend, ensuring that these are followed up appropriately and promptly; follow up on viewings from the previous week and get back to all clients who made new enquiries over the weekend, to timetable the coming week’s viewings.

Lunch is gobbled at my desk between phone calls and emails, whilst ignoring the nagging worry about indigestion.

Tuesday

Certificate day: I look ahead for any compliance certificates due for renewal in the coming month, check our clients’ preferences and contact the relevant contractors. These include Gas Safety Certificates, Electrical Safety Certificates and Risk Assessments. Property agents have to make sure they are offering safe accommodation and we are passionate about this. Lunch is a wee bit more leisurely today.

Wednesday

Wednesday is another admin catch up day, focusing on invoicing and reconciling rents. I’d like to say this is sexy, but it isn’t. However, making certain that my clients have precise and clear statements each month is really important, so I always make time to do this accurately.

It is the 1st Wednesday of the month, so I’m co-hosting Property Podcast Networking Evening at Hampton by Hilton, with my good friend Kessar Salimi. These events are great to keep up with current events in property and expand my network, as well as providing the opportunity to meet and compare notes with like-minded professionals

Thursday

It is always an early start, with a 6.30am breakfast networking meeting, then onto property visits. We like to inspect our properties to ascertain if any maintenance is needed or has been recently carried out. This is to confirm that the tenants are satisfied and to make sure that we are happy to sign off any work with the contractors. I like to keep good relationships with our tenants and know our portfolio like the back of my hand. Nothing helps you to manage this better than property visits.

Friday

New Listings viewings – I have a couple of new properties that we prepared for let this week. I confirm that they have all the requirements for advertising, an EPC, and that the landlord has their registration numbers. I also take care to ensure the photos and videos of the property look as good as they can for our socials.

We love meeting potential new tenants, so viewings day is always fun. And who doesn’t love getting someone into their next home!

Time to wrap it up for the weekend, with a drink of something cold…. maybe beer? I must keep up my fluid intake.
